@Matt Dupee I am also new in MA, but here are my thoughts on what I am doing right now: The best way to get started is to commit to Real Estate and set some "Education goals"  

1) Listen to every podcast from BP / ASK BP Video's ( I go to the gym and listen to 1.5 podcasts a day doing that)

2) Become a PRO member and watch every Webinar @Brandon Turner does.  They are GOLD, and this site is fantastic.

3) Read all the free BP books

4) Go to some REIA Meetings

5) Commit and take action.  Tell people what you are ding, get your self out there and start making it happen.

@Lummie Spann I am also new and learning the ropes. For me I spent the money on a PRO membership at BP and will pay the money at the local REIA at the door. There are lots of great features and more to learn as a PRO member especially the deal calculators. Call me crazy but it's a no brainier.

That's great stuff. As a new member of BP is ok to ask for details on the numbers? Price // rent // 50/50 rule? And cash flow or is that not really talked about? Either way congrats on getting started!
