I have a few investors that have programs for MH investments, but it is hard to say whether or not this could work without knowing the Deal Size, LTV, Experience level, Etc...

There is also a way to do it with more than one property at once. You would have to find a lender that allows cross collateralization of the properties on DSCR loans and you would have to do a few at a time.

Just a thought. 

I know of a few options that don't require title seasoning for cash-out, but they are capped at 75% LTV

There are a few options out there. Are you looking for a line of credit or a second mortgage? 

There are some creative options out there, but none of them are truly 100% financing.

I would recommend looking at a Down Payment Assistance program in conjunction with FHA financing. Something that is at least 3.5% should cover the down payment. Either find a local or national program that follows FHA guidelines and will allow you to purchase up to 4 units.

You will have to live in one of the units, but you can rent out the other 3 and create passive income.
 

Are you asking about having two separate loans or one loan where both of you are on it?

That is definitely a possibility. 

Are you buying it as an owner occupant or is it a conventional investment loan?
