Hello BP!

I am a prospective investor. I have a list of multiple properties I believe will be good investments. Do you think it will be best to try and get conventional lending for each of the places, or will it be advantageous to try and find a portfolio lender? From my research it seems portfolio lenders are more lax about their credentials for lending.

Hello BP,

I am a prospective investor that is currently still renting an apartment. I am wondering if I come across the right investment property, will I be able to put down 25-30% and use it strictly as an investment? Or will that revoke my ability to use and FHA loan (3.5% down) to house hack a multifamily when I come across one, to buy and live in it myself?

Hello BP,

I am a prospective investor that has been on the search for an investment multifamily for the past year+. I keep reading that there are many tax benefits to real estate investing but am confused to what they actually are, especially pertaining to rentals. I understand things such as 1031 exchange and writing off depreciation and improvements made, but what other tax advantages does it provide?

I.e. do you pay taxes on all the rental income you collect for the year?

@Eric Veronica I have heard of them! Looked into using one before, however that was for a primary residence. I am in search now from more of strictly investments.

@Kim Stofan I look forward to going to a couple meet-ups. Need to work on some areas where I can add value for some people instead of blindly looking for mentors. Any suggestions of how you think new investors can help out seasoned veterans?

Hey BP Community!

My name is Matthew Gardner, currently residing in Brickell Miami, FL (possibly relocating soon). For the past 2.5 years I have been working as a full time Anesthestist. I am here because like many others I am seeking financial freedom, but more importantly I am limited to where I am able to work. Unable to work in my hometown where my entire family is located (Pittsburgh, PA), I have set out a goal to not be permanently stuck in the shift-work type of job. Enjoying the freedom to work from my porch while drinking coffee from anywhere in the world is the ultimate goal.

I am new to real estate. Patiently waiting and educating myself for the past year+, while saving capital to invest, I feel ready to get started in this new exciting adventure! I feel I have a creative mindset to work in the currently tighter market. I look forward to meeting many new people along on this journey!
