I inquired about a duplex that was for sale, both sides are already rented, the real estate agent said it was under contract, what does this mean?

I was wondering if anybody has had any problems buying a property that already has tenants in it. 

yea i'm in same situation. My parents think i'm crazy and should stick with engineering or something like that.
