Hello BP,

I am currently under contract for a property worth 120k with an estimated ARV of around 240k.

This is my second deal, I am 1year as self employed, and I have about 35k saved up to move forward.

During the process I found out my middle credit score came back around a 609 and could not use the hard money lender I had intended for the purchase and I'm having trouble finding another hard money lender. Now I do expect my score to bounce back to above 650 within a couple weeks, I'm not sure this deal will be waiting.

Any other options I'm not exploring?

From now till June would you buy and flip a home? Good investment while rates are low and buyers are out there? Downside to large? Market to unpredictable?

I love the island, I am staying! Just moving on to a new deal.

I am from Ft.lauderdale and lived in Orlando for a couple years before this and could not agree more, a nice mellow change. And houses this close to the beach under 200k in Florida is a plus.

After 2 years of being in my first home, I am moving on and man did I learn some good stuff!

I now know the importance of a good Appraisal Company, Inspection Company, and Realtor! So I need to get my current home appraised so that the proper actions are taken (I am being bought out of the deal).

Any recommendations on Appraisal and Inspection companies in Brevard County? As well as a Realtor.

I am in Merritt Island.

Would love to talk to a Investor in the area about there experiences!
