Last month I posted a 3/2 for $1375/mo and had it rented in 1 week. Same with the one before that I posted in March. I had dozens of people interested and a few applications within 1-2 days. The area is around the state capital and has one of the largest densities of people in MS with lots of good paying jobs. It's one of the few "urban", if you call it that, area in MS and has good schools. It's not exploding by any means, it just has a good comfortable growth rate but has scored some good manufacturing plants and recently a new UPS shipping facility in the last couple years.

It's a stable market and appreciation in this area is as good as you will get in MS. Plenty of people are moving into the area and building/development is continuing. COVID impacted us but not like New York or places like that. Restaurants and those businesses shut down for March and April but have been back up for months now. Finding a deal right now is difficult. Houses are going to top dollar.

Yeah, I attending the Jackson RIG for about a year and they were a great group, but it seemed to me that their primary focus was on the south Jackson market where houses are almost free because no one wants to live there unless they can't afford to live anywhere else. As a person who was wanting to get into rentals, those prices while appealing wasn't appealing to me due to the issues I was hearing about with tenants and neighborhood issues. There is Pearl, Brandon, Richland, and other towns nearby where, yes you might pay normal prices for houses, but you can find deals that meet the 1% rule all day long. 

Thanks for setting this up. I'm local in the Jackson area and have been for about 10 year. I bought my first rental this year and am buying my second now.

Brian, I live in Brandon. Your renovations look great. As you said, you can't beat the purchase price for property in some parts of Jackson but my worry would be keeping them that way after they are done. What precautions do you take to make sure your property stays in good condition by the renter or from possible vandalism for any property that might be near the bad parts of Jackson? Thanks. I'm new to the BP community and just doing my research before I jump in.
