Post: Condos verses single family homes?

@Daniel Reeder, First off I'll say I've only bought one property so far so I am a total newbie.
I have a condo near Sacramento, CA I'm rehabbing.
Cons:
- $410 in HOA fees/ month
- I have to be a lot more sensitive with when I rehab to not disturb my neighbors.
- I'm not allowed to make any changes to the exterior so I can't make my unit stand out from the rest.
- There are other rules I have to follow and approval needed for more than cosmetic changes
Pros:
- The HOA takes care of the roof, exterior landscaping, exterior paint, water, part of the insurance
If you did buy condos you would want to research the property management companies that take care of them. I viewed a bunch where it was obvious the units were not taken care of. If you have to pay extra in HOA fees you want to make sure you are getting some value back.

@Ricardo Gomez Thanks for the advice! I've definitely been listening to the bigger pockets podcast and trying to read as many books as I can find. Do you have any recommendations?
@May Emery Thank you for the advice! I have been getting the feeling that there isn't a lot of opportunity with MLS deals. Fining off market deals is something I definitely need to develop a plan for and your advice is very helpful!

@Jaysen Medhurst, Thanks for responding to my post!
So I'd have to double check but I don't think I can move the unit outside due to hoa rules unfortunately. I'm not a big fan of moving it into the Laundry Room either except that it means I could open up the kitchen more and make that more attractive.
I actually just met with a plumber today and it seems like my only option are to go electric tankless in the bathroom, electric tankless where it currently is, or gas tank where it currently is. The current gas line is to small for a gas tankless and it runs under the concrete foundation.
The biggest downside with the electric tankless seems to be the increase power usage which is considerable.

Hi all. I'm currently in the process of moving a water heater from the kitchen the hall bathroom in my property. I'm also changing from a tank water heater to tank-less. Does anyone have any advice about how best to position and design around it. The washer and dryer are already located in the bathroom so it feels like there is a lot going on. Attached are some pictures of the area so you can get a better idea. Thanks for the help!

Hi all!
My name is Matt! I'm new on here and an aspiring real estate investor. I still have lots to learn and figure out but I'm super excited. I just purchased my first property about two months ago. At this point it seems to be a house hack/ live in flip if that's a thing. I'll admit that I was really unprepared going to this and still am but some times you just have to sink or swim right?
Anyways I'm currently in Vacaville, CA. Open to any and all advice and also looking to start networking!
