Nanticoke is going to have a $6B gas refinement plant built in the coming years so hopefully w/ the increase of jobs & population to the area the property's value will greatly appreciate.

The problem now is that Nanticoke isn't too great of an area to be in and w/ that you'll have problem tenants. If possible, I'd have your father start the eviction process so you'd be able to jump right into the renovations after the sale and learn to vet your tenants a little bit better. If I were you, I'd be on this yesterday.

I'm not sure if you have the money for a down payment but look into transactional funding & construction loans (if you plan on rehabbing yourself) offered in your area.

When you're speaking with your insurance agent just ask to add an additional insured which would be the sellers.

 This thread is over ten years old haha.. wonder how the place turned out.

But to answer your question I don't think there is anything you're able to do in that situation.. it is always best to speak w/ a lawyer to see if there's any available legal options.

It may not work on this deal in particular but I'd try to attempt some creative finance deals w/ little to no down payments.

This way will require more work.. you'll be finding your own properties and doing your own lead generation & skiptracing to get in contact w/ sellers to offer creative financing terms.

It's always good to see a city invest in itself but I'm not sure if it will bring any appreciation.

I guess that all depends on if there's long-term employment as result of the developments.

 That's interesting. I'll have to run the numbers to see if I'm better off adding office spaces in the front partition rather than indoor car storage.

The only downside I could see is that there aren't too many professional offices near where this building is - most migrated to the city square & surrounds due to the city covering first months rent & deposit in certain parts of the city as a revitalization project of a sort.
