That was exactly the #1 first thing I did hahaaa seems like RE Investing FB groups in VT are not so popular. I am getting all scammers or people think I am a scammer. I made a neat clean RE Property Flyer with PP, Estimated Reno Budget, ARV, details and pictures... The PP + Reno Budget is only 30% of ARV and still not a solid lead on buyer. Only day 1 of 30 I have until closing. Plenty time to find the right buyer I hope. Have the deal posted in VT Craigslist and VT FAceBook Marketplace. Any other suggestions places to located active cash buyer ANYONE? Thinking about cold calling Title Companies (bc I need investor friendly one anyways) see if I can eventually turn the contact into Cash Buyer Leads as well...

Hey Jonathan, I sincerely appreciate you even taking the time out of your day to rely to my post.Means a lot to me, and show me a lot about your character. I am going to 100% take you up on that meet up. I will utilize any connection and networking I can get. I will take a closer look at Simplified REI meetup where an when. Lowell isn't far at all for me so I am going to have to swing through for sure. I will PM you when I know exactly when. This has already been the best decision I have ever made. Feels great working for myself. I have "officially" been at it for 6 days, and have my FIRST property Under Contract. I got it for what I think is a really good deal few thousand over land value. Its a 4BR/1BA 1125sqft SFH ranch style on .59/acres, concrete foundation, with fully operational septic system and leach field, town water, newer propane furnace, newer propane hot water heater. The house just needs full top to bottom renovation... Locked up for $53,000.

Now the hard part starts... Finding an end buyer, Cash Buyer/Investor... Proving to be challenging but I have several marketing strategies in place already that are bringing in a lot of messages that seem legit... I could def use help locating Cash Buyers nothing shows up in "PropStream" or the "MLS" for Vermont Cash Buyers/Investors. So I am trying to find them in other ways. Networking would help like you said researching VT investing meetup.

To be honest I'm not partial to any specific area. I'm trying to stay focused on the ones I mentioned above so I dont get all confused and overwhelmed. I did just go all the way to Northfield, VT to tour a property. 99.99% sure they are going to take my offer and I have it under contract Monday! 🙏🏽 🤞🏽

Hey, been listening to Bigger Pockets pods cast  for years now. I am a Boston Union Carpenter. Earbuds in everyday listening/learning about RE investing.

Well as of late, I have the opportunity to take 3+ months off from my 9-5, paid. I now get to fully immerse myself into making a better future and life for myself and my wife and daughter. I have fully jumped into Wholesaling. Been pulling local lists on "PropStream" and calling, texting, and emailing every property I can...

I would love to meet someone like minded with more experience than myself to mentor me. The way I learn is through watching someone else do it. I am extremely motivated to succeed. I have a good skill set (imo) I can easily and accurately calculate renovation budgets with my 12 years exp as union carpenter. I had a good understand of real estate my parents are multi family buy and hold investors, so I grew up around this my whole life. Flipping and turning over apartments. My idea is to start with wholesaling and then eventually move into Flipping or Brrrr. My passion is still in the building aspect of RE and I think I could profit more by flipping my own Wholesale deals...
