Get an real estate attorney to draw up the contract , and refer you to a title company

That quote sounds around where it should be .  If the house still has 60 amp service that tells me its old , so the water line is probaly old .  Sounds like this should have been addressed years ago . 

Have your mother sign a lease . Have stipulations in the lease that she is the sole tenant .  Maybe consult an attorney on this issue

That price may not be that far off . You need 2 hvac systems , 2 electric meters , you should split the units and submeter the water .   

Dont know the pricing in Mass but you may want to see how much it would be to do a tear down and go new

A duplex for $69K and it needs $60K in repairs ?    I dont know where this is , but thats a red flag for me .  I invest in the Maryland area ( Not Baltimore )  and there is no such thing as a house let alone a duplex for less than $200K and thats cheap and usually a total gut or even a tear down . 

Beginner mistake ?   Buying based on price alone . 

Just curious what state is this " deal " in .  And what do you think its going to rent for ?

 I'm an HVAC contractor and I just had to order a simple $100 control board and it took two weeks to arrive.  I have to agree , my own unit went out last July , it was hot . My unit needed a part that took 3 weeks to show up . It wasnt anybodys fault , I grabbed my back up window units , put them in and it was fixed 3 weeks or so later . Same with a rental , tenants have to wait till its either fixed or replaced . Service companies dont care if its a rental or not . 

And if the tenant mouths off to the service guy , they dont have to take it , and dont be suprised if it takes longer and cost more because of their attitude .  

I have fired customers because of their attitude , there is no law or regulation saying you Have to work for someone .

This is a prime example why is better to consider coop commission when you're listing your property. You're Pushing your potential buyer/buyers to possibly walk away if they can't find solution. more often than not the money you end up missing on, exceeds the 1%-2% coop commission you're trying to save.  That strategy simply not going to be beneficial for either party. Hopefully you got to the closing table. 

 Well it worked for me . Sure some buyers cant swing the numbers if they cant , they lose out on the house , but there are plenty that can . In the end the buyers are paying the buyers agent anyway , either by a higher house price or they are writing a check . 

@Shervin Golgiri I am in a sellers market , little inventory , very popular area , A+ rated schools . Not in everyones price range . I get it everybody has to make a buck , but I didnt hire the buyers agent , what ever they want to charge THEIR customer is fine with me , but I wasnt paying it .  2.5% sounds like a low number until you put it into real numbers on a $800k sale and you see it as  $20,000 .  All I did was tell the agent to go back and negotiate with his buyers on his pay , if they think you are worth it  then tack it on to the price .  In the end he made less than he wanted , but more than if the deal didnt go thru . ( He didnt like me much , but I am not in the business to make friends , I am in the business to make money ) . If it were a buyers market , maybe things would have been different .

 You are talking about government and using the word " Normal"  ?
