Is it 1 boiler or 2 , if one is it seperate zones . Is the hot water thru the boiler or is it a seperate unit ?

If its 2 boilers and 2 oil tanks , make the renters pay for the oil .

If the hot water is from the boiler , add electric hot water heaters wired to each unit .

Is it seperate electric meters?

Heres what I do for a couple of guys that rehab . first we cut the grass as low as possible , then we double dose it with fert and lime, then we spray the entire lawn with round up , killing everything. A week later we till it with a tractor , mixing the fert and lime into the soil , we rake it and then install a lawn sprinkler system .

A beautiful lawn every time and an irrigation is a much bigger selling point than sod . Cost is about 10% higher than sod.

not realy sure of the sq ft building costs in md , but I am in Anne Arundel county and in the good to better school districts , adverage 1/3 acre lot on water and sewer is $100,000 , permits and impact fees 12K to 20K , stormwater management pits , $7k and up . If its waterfront or in critical areas add $$$ .Wells run 12k and the new nitrogen reducing septics run 20k

It isnt cheap here by any stretch of the imagination . I am wealthy in other parts of the country , here in Maryland I am not .

I have tenants in a house I bought in 83 and lived there for 10 years , these tenants have been there 16 years so far THEY have raised the rent every year 40 dollars per month , he has paved the gravel driveway ($ 6000) , put an addition on the house (with a permit) $11,000, they never missed a payment , This year he re roofed the house with 30 year shingles , All improvements were paid by him . With a letter that they were all paid for and I owe him nothing . he does pay about 15% less than market rent for the area , I am more than fine with the arrangement . The funny thing is I am a contractor , but he hires a friend of mine thats a contractor , he tells me nobody likes to work on their own house .....he is right

I clean roofs and siding , first add some dawn to the mixture of bleach , it will help it stay on the siding longer , dont get it on the ac unit or in electrical outlets (its corrosive) It will kill plants , all you have to do is rinse them real good .

Mix a solution of 40% bleach 60% water and add 1/2 cup of dawn dish detergent . Apply from the bottom up and rinse in 10 minutes . I do roofs and siding once a week on customers homes
