@Judy Wang they exist in Houston, especially on the East side.  Most neighborhoods with better cashflow will have worse appreciation potential (that is very generic I know)

@Jose Martinez Hey Jose! I did my first BRRRR last year (essentially a flip without selling but plan to refinance). My wife and I are about to have baby #2, but once things settle we plan on flipping a home or 2 this year. If I get one under contract, I'm happy to let you see whatever parts of the process you want to see.

@Daniel Wrentz are you targeting a specific area?  As you know, things in general are inflated, but I think there are quite a few deals to be had inside the loop.  If you mess around with price/sq foot search option you'll see there are still some opportunities out there.  I feel the most opportunities for flipping are probably 2nd, 3rd, and 5th ward.  If you are comfortable with bigger numbers you can look at the Heights,  Rice Military, Montrose areas.  Driving for Dollars might get you started.

Hey @DaMare-A Smith !  Many people in the area seem to be willing to pay normal market value for homes that flooded in Harvey if the flooding was due to the reservoir release.  This is especially true if the home never flooded prior to Harvey and was/is in a non flood zone.

@Daniela R. awesome.  I loved reading your post.  Great job on your credit score.  With a lender that will work with your work history situation, you should be able to lock in an awesome interest rate.  I definitely would not put down the full 20% if I were in your situation.  Stuff goes wrong with houses and you will want the cushion.  Like stated above, I would focus on location more than anything else.
