I’m trying to wholesale my first property, I got the seller to negotiate down to my price and now he’s saying he wants to waive the inspection period. This is usually when I would be able to find a cash buyer and assign my contract. He said we have a verbal deal if I agree to go in and inspect the property before putting the property under contract. However He won’t agree to put the property under contract unless we waive the inspection period. Any advice????

I am in the process of wholesaling an on market deal and the listing agent is now asking for a proof of funds letter. I have already wired my $1000 Earnest Money Deposit to the title company so i thought that would be sufficient. I obviously don’t have the funds to show the agent that I am capable of buying the property, hence why I am wholesaling and not flipping. I know it’s unethical but am I able to use a fake proof of funds letter or can I use a proof of funds from a cash buyer?

I’m looking into wholesaling my first property, it’s on market and i’m a little confused about how i open escrow with the title company. does the listing agent open escrow for me? i’m a little hung up on this part
