Hey James, the tried and true way for me is mailers. There is a company called ListSource that I used to find leads in Wake County. Then I imported that list to GoBig Printing which sent out mailers for me. Great experience if you have a little budget for marketing.

As far as Missing Middle, I haven't thought about changing my methods for investing.

Hey Mary!

Congrats on the investment! As for me, I just love the old fashioned long-term rental. I like the more hands-off side of rentals as opposed to the pretty decently hands-on an AirBnB can get. BUT... I've heard some incredible numbers in the AirBnB market here in Raleigh, so if you're willing to be actively managing an AirBnB, go for it!

Felix! Yes! I invest out of Raleigh and I hear you that Raleigh/Durham is extremely powerful with the massive upcoming job opportunities flooding the area. In my opinion, cash flow is something that can be achieved several ways in just one property, and sometimes it can be tricky to find a reasonably priced deal without a consistent stream of off-market deals.
