@Zach Quick - Thanks for the reply. The ARV should be around $130k if the similar comps are accurate or at least in the ball park. It is listed for $119k. My agent indicates the listing price is right around market for the current condition (she is looking at the same comps I am though). Would that seem right?

@Christian Bors - also thanks! (this is my newbie voice talking) Above and beyond estimating the repair costs, rental income, expenses (50%), financing options and ARV what else is there to vet -- as far as coming up with an offer? This, of course, is assuming that I have finished all detailed due diligence on the above estimates (which I have not completely done)

Hi, BP -

Working on a multi-family deal and wanted to run some high level (round) numbers off to see if they make sense.

Conventional loan - 20% down

Rehab - 10%ish

Monthly rent potential - $2k

Using the 50% rule, the most I can offer, to get 15% return, would be $100k (includes closing costs), correct? (PI+ins+tax totaling around $600/mth)

Hello, BP - 

Could any experienced investors speak on the ability, or availability, of using a private loan to assist in the down payment on a conventional loan?

I am a newbie trying to structure a deal and have the cash for a 20% DP and 10% rehab but don't necessarily want to dish out the cash on one deal.

Is it usually a good idea to start an LLC to place each property in? If so, is it typical to transfer the property to the LLC after the purchase or get any financing as the LLC?
