I'm starting to look into investing out of state, specifically TN. Any suggestions to help me overcome my analysis paralysis? I can't get over the fear of "I'm missing something, just to a little more research."

Bob thanks for the reply. What would be your suggestion for finding off market properties? Ive heard direct marketing is a good tool. 

Any suggestion on how to find properties that need work??

I am currently running/analyzing approximately 1-3 deals per day for the past 45-60 days that I find on Zillow/Redfin. I can't seem to find any deals that can cash flow with 20% down. I look at 3/2 SFH under $700k. Should I keep looking in this area or move on?

Does anyone have experience using manufactured homes as rentals in the North Orange County area of Southern California?

If so, do these seem to rent similarly to apartment, SFM and or condos?

Any other insights would be greatly appreciated.

I'm am a completely green newbie! Most of what I've learned has come from BP Podcast and an experienced investor here in the So Cal area. He's been nice enough to answer questions and offer some insight when he has time. I'm currently working on finding my first investment property here in California. 

I'm trying to convince my wife we are in a position to invest and there's no need to wait given the current market. Any suggestion?
