@Tim Kane I took an online course through www.realestateexpress.com.  I have since taken continuing ed from Moseley. They are both good resources.  I find setting daily goals for time or progress helps move things a long quickly.  You may look into scheduling the exam as a way to keep the pressure.

I was somewhat surprised with the test when I got to it.  I felt it was very different than the final exam my course provided.  I did pass the exam but it doesn't hurt to be over prepared.  

Once you have your license look for a company who will be willing to invest in you and your business.  Honestly, this is where the learning begins.  Most companies will be willing to hire you since you don't get paid unless you produce.

Have you considered paying them to vacate? I'm not sure the costs and hassles of filing am UD.  

You could call it a 2 week move out bonus.

I would recommend having a contractor, or three, come and give you estimates of what it would cost to flip.  Ask the contractors if they would stand by their estimates if you higher them to do the work. 

I would then have a different realtor (not the listing agent) try to help you with the future value with recent sold houses close by.  They could also help you determine the most cost effective way of flipping the house.

Harrisonburg is a college town.  Here is an example of the best rates of return I have seen.

Marylyn,  I should have clarified.  I am an agent in the Harrisonburg.  I work with investors as well.  

I was curious if there were active BP members in the Harrisonburg area.

I used Real Estate Express for my initial class. I was very pleased because was able to complete most of the course on my smartphone.  

I did some continuing education with Mosley.  I'm not sure if it's the same as the initial course, but it was a lot more PDF oriented. I didn't like it as much.

I'm also in Harrisonburg.  It would be fun to find a few more interested persons in the area and have a meet up.  

I wish we had a REI in the area but I haven't come across one. Have you had any luck?
