I absolutely will. I appreciate you both for the quick responses.  While this potential deal does seem to good to be true, I certainly want to do my due diligence in preventing this from taking a wrong turn.

What i learn i will share and report back soon!

I have a good friend who recently retired from active duty, and is preparing to relocate to another state. His current residence was new build using VA, roughly 4 years ago.

He has no interest in sitting on market and wants to get out of the mortgage asap to free up the payment when he gets where he's going.

I think the correct action is to offer and explain a quit claim deed, and ensure he fully understands that hes leaving a fair amount of money on the table.  His immediate need outweighs the long term.

I want to ensure that he gets out of the property, and I will/can float the mortgage and sell the place within 90 days.

Am i missing something, or is this the correct way to go?

Thanks in advance for the feedback.

Nice to meet you folks!  I am in the Cadiz Ky area, which is about 30 min west of fort campbell/clarksville.  Ive been here about 14 years, and continue to serve on active duty.

I have been sponging on pod casts, webinars as able and reading previous forum posts in to try avoid asking the same ol newbie questions. :)

Ive read a few beginner rei type books, and am aiming to narrow my focus from the general reading to more targeted focus of individual methods for getting in the game.

Hello REIs!  I have been browsing and studying a ton of material here over the past month or so. I wanted to take a few quick moments to just say hi and that I look forward to being able to contribute to discussions as i become more experienced.

And of course, thank you to/for the biggerpockets community.

My inspriation for REI came from reading both rich dad poor dad, and the richest man in babylon, and since, i have turned that inspiration into a desire. I look forward to pickin brains and learning more from you guys in future.
