Hey BiggerPockets Community, 

Episode 364 ( and many others) talks about the value of partnerships and building a good team. Not all investors have every tool in the shed, but the good ones identify which tools are missing and how to bring them to the shed.... so let's start a discussion. 

What tools do I have? I have the capital and i'm not terrible at analyzing a deal. Ive been very focused on Delray Beach over the last year or so, but I fear we're at the peak of the market, seeing rehabbed two families for $700K... I just dont see how that works for long term rentals. Way too much money down for not enough cash flow. 

So... perhaps the opporuntity lives in BRRR or flip? Wanted to throw the question out there to see what everyone thinks. The tools i'm missing here... i'm a full time W2 with NO TIME to flip a house - nor do I have the skill :-).

Im open to partnerships and welcome any discussion around opporuntires to BRRR or flip in Delray Beach.

What do you guys think?

@Share Ross Thanks for your reply! I am actually based here in Delray Beach, just new to investing down here. The market looks strong but I dont have a good feel for the neighborhoods. I bet there's a good property manager I can sync with, i'll check with my realtor.

Hello BP Community! 

New first time investor looking for some feedback. Im considering a few properties in the Delray Beach area, specifically around the Linton/Atlantic area east of 95. There's a few duplexes and fourplexes that check the boxes, they cash flow and provide reasonable cap rates. Considering a property management company, i'm still a full time W-2. 

There are pockets of good and pockets of bad, any investors in this area have any advice? Also interested in references to property management companies with experience in this area.
