Hey Sam.  have you looked at www.rentalutions.com/  maybe they can work with you on a larger platform. Chicago based Startup that is landlord based software.

Avondale and Portage Park are great areas on the Northside.  Not too hipster but also close to everything.  Purchased a home in Avondale mid last year and love the area. Easy to get around
