My business partner and I have come upon a mobile home park near Houston and they're looking to sell. I have a list of question below, but was hoping there might be some more I might need to ask to ensure this is a good deal/everyone involved can win. 

does each unit have it's own water meter?
how do tenants pay?
what is the gross income per month?
what are the operating expenses?
average occupancy rates? how many people who their own mobile home?
what do they pay?
how old are the mobile homes?

Michael, You're right, if there's enough motivation, no one will care where the purchaser is from, but rather how quickly they can pay.

Good Morning Michael, 

Clearly, you're sending out a lot of yellow letters. You would say putting out of state address on there wouldn't make a difference compared to an in-state address?

Good Day, 

My real estate investing business is based in Arizona, but I'm working in Texas. No big question there. 

I do have a question about using the Arizona based address for the return address OR using my partner's address, based in Texas? 

Do you see a higher open rate based upon a local address or out of state address?
