That's an impressive house hack. I did a basic 4 bedroom one in Oklahoma in college & had great experience & returns & did a couple more single family rentals. I'd like to hear from someone successfully doing this in DFW with extreme commutes, prices & HOA's.

My BBA is in Economics, but I’m a strong Austrian free marketer. I invest heavily in mobile home parks, owner finance & silver & crypto!

School helped me learn to house hack & general business knowledge & launch other new businesses. So worth it for me!

Show me a real life example without buying cash from a wholesaler where this could be done in today’s DFW market? Especially Flower Mound!

Great points everyone. You must admit there's a huge difference between a 17 CAP rate & a 5 cap? In one case you can operate normally & make a 17% return. In another you must do a value add & take additional risk to improve the cash flow, IRR & Properties value. Huge difference in that case!

I agree 100% Bart. And to pay $400k for a starter house with $12k in annual taxes an hour & a half drive away from city! Some of these so called suburbs like Celina are moving into Oklahoma!

These laws are very discriminatory & unfair to small knowledgeable investors starting out & a huge hassle.

Something needs to change!

But a country with hundreds of Trillions in liabilities fiddles while Rome burns.

At least one doesn’t have to be wealthy or high income or accredited to buy silver.

Although TX has a sales tax for purchases on under $1k that is very regressive & discriminatory!

I can’t even get a decent 2 bedroom apartment here in North TX for $1,700 a month! Although I will say money, income, wealth & life choices are all relevant! I have a friend who makes double what another friend in Oklahoma makes & the friend here in TX bounced around odd jobs until his health & bad legs made him disabled. So now he survives off family, disability & generosity of others. He used to make $36k & always be broke in overpriced Dallas! The Oklahoma friend works part time & coaches & made $18k but has a house multiple real estate & other investments & 4 cars! He also is single & had a house of roommates like this OP. Shows it’s about where you live & choices you make!
