So we just found out my kid’s teacher tested positive. They were together yesterday. So for precautionary measures I am going to skip tonight’s meeting. Hopefully others still go and mingle. See you next month!

The term is over. There are some other changes from the previous lease but rent is staying the same and that is the only clause I was not sure about because of the refundable part.

Hi everyone. I have an existing tenant and the previous lease said there was a refundable $100 pet deposit. My lease says that there is a non-refundable $250 pet deposit. I need to renew the lease and I am confused about how to handle that. She is a good tenant that does pay rent on time. I was thinking about making my lease say $100 non-refundable. What would you guys do in this situation?

Thanks for the mention Lucas! We meet the third Thursday of every month from 5:30-8:30 but this month I pushed to the 4th Thursday which is tomorrow if you're interested.

Here is a scenario I have at the moment. My tenant moved his girlfriend into the property with her child and two animals. He had mentioned that his girlfriend wanted to move in (no mention of any animals) and I told him I did not have a problem with that as long as she filled out an application and did a background check. Well, she never contacted me and moved in anyway. 

So the maintenance guy tells me he thinks I should buy better AC filters because of all the cat/animal hair. I ask what animals and he tells me there are 2 dogs and a cat living there. I call the tenant and tell him the rules of the lease. But when I do, his girlfriend takes the phone and starts telling me that these are service animals and I have no right to charge any fees. She also tells me she would be happy to get her lawyer involved and that they have been recording every conversation with me.  I understand the fair housing laws, but in this case, she isn't even on the lease. In my mind, the facts are that she is living there illegally and he is in violation of the lease for bringing people/animals into the property without authorization. 

What are your thoughts on this and how would you proceed?
