Thanks for the warm welcome! Even though I'm a part time investor I always try and have at least one offer on the table. Currently going to close on a 12-Unit building. Always looking for investing partners and/or private lenders / private money. So Let me know if you have any investors looking to invest. I'm working with a guy who has been doing this for 30-40 years and is looking to sell his entire portfolio (over 60 Units). I'm trying hard to make this deal happen!

Not to beat a dead horse but seems everyone who has replied so far have pretty much covered everything. I just wanted to add one more rule of thumb. A house can have a ARV of $455k IF you plan to SELL it. However, the value of the property (at least in my area) is based on the rent it can bring in. Which means the value of that RENTAL is only $220k based on the 1%. Good luck!

Hello ..

Me and my wife are primarily buy and hold REI in Central Illinois. We are always looking for great deals and looking to invest outside of Illinois as well. We are also looking for funding deals as well. I hope to learn a lot on this site and meet some great people along the way.
