What do you all recommend if you have multiple applicants that meet the rental qualifications? Do you pick the first applicant or the one that has the best overall history?

Thanks for the reply. We are definitely looking for something that is move-in ready, or needs minor cosmetic work. Good to know that there is more demand for 3-beds, but also appears there is more for rent as well. We are trying to stay under $350k for a 4-bedroom, but most of the appealing inventory is going above asking, so we need a lower asking price.

Any guidance on location for a first LTR SFH in Williamson County, TX.? It's a sellers market and seems there is very little for rent in Cedar Park and Leander. However, schools tend to be better in Round Rock. What's the best location right now? Also, seems there is limited 4 Bd inventory in rentals. Is it better to go with a 4 Bd versus a 3 Bd? Appreciate any guidance. We plan to do just 1-2 rentals total.
