Shouldn’t be running numbers on a 10% loan

Just wondering, why do you say this?

Hey @Matt Soule. It is a very cool area IMHO. You might want to look at Sunapee. You have the lake for the summer and the skiing for the winter right in the same area.

What do you think @Kyle Lacasse

That would be ideal @Michael Baum! I’ve always been a big fan a Sunapee, and between summer, fall foliage, and ski/snowmobile, it’s a good coverage of seasons.

Quote from @Kyle Lacasse:

@Matt Soule I previously managed roughly 20 homes as vacation rentals in the Lakes Region, as well as helped investors search and purchase in the area. I recently sold my ownership of the management company, but continue to help investors try to make the right decision in the area. Happy to help any way I can. One thing to remember when running the numbers is that it is very seasonal in this area, and in the past 2 years there has been a large influx of rentals coming on the market, so you have to find something unique to get ahead of the rest.

Great advice, thank you @Kyle Lacasse! Have you noticed a big difference in rentals on a place that is right on the water vs. across the street, half a block away, etc (they get tricky with those photos sometimes.) Obviously on-water comes with a premium, but from comparing rentals looks like it will pay off.

First posting here, wanted to say hello. I've been reading, listening, and learning. Now, I'm excited to connect with others here.

My wife and I are in the process of getting pre-approved and talking with real estate agents to buy our first STR.

We're looking in the lakes region of NH, as it's an area I know reasonably well, have rented in before, and can physically get to. Any others out there in the area? How is it working for you?
