@Jason Runkel that's awesome man congratulations! And yeah I'm actually gonna be house hacking this duplex as well to get myself started but yes I agree I was lucky enough to have a family friend who's a realtor and knew exactly what I was looking for and even then I couldnt get a deal on the MLS I ended up finding this property through a mortgage broker that connected me with the owner of the property hes also a real estate investor so it's been much easier dealing with him as opposed to a normal seller. But yes it's been very hard to find anything where the numbers make sense for BRRRR and with this covid most of the local real estate meet ups have been on hold which has made networking more difficult. We should definitely meet up some time tho I'll private message you!

@Michael Henry I will ask about a tenant ledger thanks! and I'm actually gonna be taking over unit he was using as an air bnb as my own unit and house hack so not worried about the air bnb income so much.

Hey guys I've been on this site for quite awhile and I'm finally getting around to purchasing my first property! It's a 3 lower 2 upper duplex in South Milwaukee, Wisconsin. The previous owner was using the upstairs as an air bnb but the lower unit he has tenants on a mtm lease. I'm just wondering is there anything I should ask from the owner besides

-The current lease agreement.

-The move in / check in sheet

-Tenant info

-Security deposit

-Prorated rent

Just wanna make sure I cover my bases and dont have any suprises at closing. also if anyone is looking to link up in Milwaukee and discuss real estate I'm really trying to expand my social circle and would love to meet up!
