Hi @Kodi Rogers and @Eric Estrada, those are good suggestions. So good, I've already done that to purchase the second rental. Great minds think alike 😊

@Jaypee Pau, that's a good idea as well. Someone shared that with me at a landlord convention I attended, and I found a local lender that allowed me to put 15% down with no PMI on my second rental. I went back to them for a third property, thinking they would finance me, and they said my DTI was too high. Hopefully, I can find a portfolio lender who will finance me. However, what baffles me is when I hear about people who have 30, 40, and sometimes hundreds of rental properties. How is that done? I figured if they found a way, I will too. I have to keep looking and trying.

JVing, which I hadn't considered, sounds like a viable option.

The other options, although good suggestions, probably wouldn't work for me, considering what I originally posted.

I'm seeking RE mentorship from someone experienced in wholesaling. Learning and successfully wholesaling properties would give me the cash to buy more rentals or pay down the mortgage on my two existing rentals.

Good afternoon,

I'm hoping someone can provide suggestions or advice on how to acquire financing for more rentals. 

I currently own two rentals as well as my primary residence, and the banks I've reached out to, including the credit union that's financing one of my deals, said my DTI is too high. My two rental properties are cash-flowing between $400 and $500 each. My credit scores are in the mid-to-high 700s, and I earn a six-figure salary with about 3-4% utilization on my credit cards. I've also spoken to a DSCR lender, and they require 20-25% down, which I can obtain through a BLOC I've. Paying back the BLOC, along with a mortgage, defeats the purpose because the payments would be higher than the rents. Any suggestions would be very helpful.

Hi, 

Can anyone speak to a recent (within the last 5 years) experience with VJ-C? I listened to an interview with her, and she came across as genuine and knowledgeable. I searched the BP Forum and found some posts related to her, and although they were positive, they were 5 years old and had substantially lower pricing. I visited her website, and she now charges over $19,000 for her mentoring services. Perhaps I'm unaware of the costs associated with mentoring, but this seems a bit pricey for the service. Any feedback anyone has about their current experience with her would be very helpful.

Hi Matthew... I'm also looking to complete a 1st lien Heloc on my primary. Can you share which bank/broker you used? I live in MD and hope the lender is national.
