 Interest only monthly payment is separate from the 25%

Hey I'm calling out there to any private lenders for 45k loan, I finally made the big jump to start fix and flipping in my home town of Reno, NV , I am 21 years old and been doing loads of research in real estate for about 2 to 3 years now. Since it's my actual first property that I'm going to be able to flip , I know it's hard to find a private money lender. I already have a Hard money lender on standby for the purchase , just need 45k for the closing cost and holdback. Knowing that it's my first flip and all, I'm looking to build a relationship here, 25% interest , and interest only monthly payments (estimated 5-8 months). Going to close in 2 to 3 weeks.
