I qualify for a VA loan, so there is another point to be made here...

I could use the zero down, no mortgage insurance VA loan for a primary residence. That would allow me to raise my own money for a down payment on a multifamily property and have more cash flow out of the gate. Right? Assuming my numbers are correct and the deal is there.

@Jaron Walling I’ve been sure to look at properties that I can immediately increase in value with some touching up. Buying a home that could cash flow when/if we move out is something I’d thought about the other day, so I’m glad to hear that’s in someone else’s mind as well.

I’ve always tried to live below my means, so I never planned on looking at the top of my budget 👍🏼 thank you!!

So... the big question I have is whether or not to buy a primary residence or an investment property first. My fiancé would prefer us to get into a primary residence first BEFORE kicking off our investing career and is adamantly against house hacking.

Naturally, we should make sure we’re squared away first right? I absolutely want a place for my family to call home and be together. It will surely be easier to get her fully on board with investing if we have our own house beforehand.

For those of you who did not house hack from the beginning, what was your approach? Advice?

As someone who is very much in the beginning stages of real estate investing, I view it as something that contains large amounts of both sides. I love crunching numbers that deal specifically with my financial well-being, and I am chasing my ultimate goal of giving my family a life that allows us to spend the maximum amount of time together, investing in each other and forming memories that can be remembered in a good light. Real estate is a powerful tool- that fascinates me to no end- that can not only provide an income for my family, but can give us a leg up on my peers in terms of retirement. Working on our terms, not those of an employer.
