Note I know you can find most foreclosure at the county records office and I know I can find forclosures on auction.com/zillow.com. Any other Ideas to find good/amazing deals to make cash offers on? Preferably without an auction. Feel free to add us :)

Hi BP Investors and Members!

Im looking for your best tips to help myself and anyone else new to real estate investing in California market. My biggest challenge is finding funding from investors, hard money lenders, and finding a mentor. The deals are out there and I have plenty id like to act on but I dont know how to find the investor or mentor. I am also ready with my real estate agent and General contractor. I looked into hard money loans and I have only 10k to Invest. Please leave a realistic option to get started in flipping in my circumstances because im sure im not the only one your advise will help. Anyone know a hard money lender or private lender willing to look into a deal with 10k down and a good 50k profit based on my calculations on the ARV and purchase price???? I am also willing to provide volunteer help in compensation for a mentor or coach. I would really like to shadow a deal from someone local in California. I am new to bigger pockets, and I wanted to be able to bring my specialties to whom ever I can assist. I'm looking to build my network which is why I joined. I am willing to assist a well seasoned investor with his or her business if given the opportunity. I need more experience and knowledge on flipping houses, rehabs, wholesaling, rental properties. I am in California, the san Fernando valley to be exact. I have many skills on office work, Sales, and customer service and I am willing to provide my time as a volunteer if anyone is willing to mentor me on the weekends. Cheers!
