I currently have a full-time job being Active Duty in the Marine Corps. Still, dedicating hours every night to REI. I'm about to send out my first direct mail marketing of only 500 letters yellow letters (don't want to send out too many until I can confidently talk to leads.

What are the comparable's in the neighborhood? What is the difference in cost between trying to wholesale it and maybe getting a hard money loan to build a 2/1.5 and then selling it?
