@David Emanuel @Mack Benson I think the convo went well. I learned that all 3 properties are rented under market value; 1 is section 8. He grew up in area. After mom passed, he has no intention to move back. 2 of the properties have HELOC, 1st lien. He did not have an amount in mind for all 3 properties. I will do some research on the properties before reaching backing out next week. Thanks again!

I've never been in this position. I could use some advise. I BRRRR single family homes in a small town in SC. An out of state owner reached out to me. They would like to discuss selling their three properties to me. They are all in the same town. However, I'm cash broke & can't refi because my current properties are under forbearance :-). When I call him, what should I say? I don't want to lose this opportunity.

@Jamie Barton the houses are performing well. The challenge is the small town. Not a lot of options for contractors, property managers, homes for sale, etc. You need a lot of patience :-). I’m still investing in Georgetown. Recently, I’ve been thinking about investing in Columbia.

I have three investment properties with a mortgage.  They are all in my name.  I have two other properties without a mortgage.  I've reached out to two commercial banks seeking a cash-out refi on one of the properties without a mortgage.  Every time they pull my credit, my score drops a few points.  How do you seek the best cash-out offer without hurting my credit?
