I agree John, and if they are not behind on their payments, the bank will not short sale.

Wow what a great idea. I have no knowledge if that would fly with tenant landlord laws but just wanted to give you kuddos for the idea.

I've made appointments with tenant to show only to have them refuse the showing. Then offered to paid the tenant $20 so we could get in. This worked for me but I hate to reward tenants for bad behavior.

I would rather have a good contract and deal with a bit of resistance from a seller, even if they take it to their attorney. The last LO I did I filled out my long contract, sellers and I both signed it, then I became concerned and asked if they wouldn't mind if we change it to my attorney's LO contract.

If the sellers are motivated, they sign just about anything. I've taken too many arrows in my assets to deal with weak contracts. A one page wholesale contract and assigning to another buyer is different than a LO, not unless you are going to assign the lease option contract and let the assignee follow up with the seller with their own contract. For this I use a simple one page contract but the contract is not strong enough to hold up in court. Again my intent is to assign that one and the assignee must follow up.

IMO.. a simple LO contract that you would retain is not worth a possible loss later on.

Great job Ian,

Send your second batch of letters in two to three weeks and the third batch out again, two to three weeks after the second. My experience with sending letters to probate properties is the response will greatly diminish after the third letter. I use to send out seven letters to the PR's but found my best result for a call backs came with sending three.

You will get those folks that call you back with irritation. To avoid some of this be sure you are not sending your marketing to surviving spouses.

Probate.... the best kept secret for Real Estate Investors.

I'm with Finacexaminer, who has the original contract with the bank? If it's your contract and your assignment document, I don't see how they can collect any fee.
