The issue with Decatur has always been the school system. The schools in Decatur perform woefully compared to other small areas within the Huntsville metro (Hartselle / Athens / Priceville).

 All I can say is that everyone should be making contacts with local builders. Especially if you're an agent.

Inventory is going to continue to be stretched thin. Hopefully, this will drive away the OOS competition.

Investment Info:

Single-family residence buy & hold investment in Huntsville.

Purchase price: $159,000
Cash invested: $2,000

My first investment to date. It was essentially a turnkey, with nothing more than some flooring rehab needed. Purchased at $159k and $2k invested into redoing the flooring which was materials only. Rents well above what I expected. Had over 20 inquiries in the first 4 hours of listing.

Cash Flow: $580

Honestly, I couldn't believe how well this went. Being the first time, I expected more growing pains than this. Here's to hoping that the good luck continues, and to good fortunes for the rest of you here on BP!

Thanks for sharing this, and it's definitely something I needed to see. Especially coming from someone in the same city. My associate and I are looking at potentially opening our own brokerage in the next few months, and as you pointed out, it feels like a daunting uphill climb to create something from scratch. Here we are though, and I'm hoping I have a similar post to yours in the near future.
