Since I don't have cash and I lost my job. I want to borrow from HELOC for down payment and want to borrow the rest amount from lander to invest on 10 single family residential properties to generate $1500 per month cash flow in Charlotte Metro area. Please advise whether it is too risky in current market conditions with approx. 7.5% interest rates. Thanks in advance.

I've just applied to NC SOS for a real estate investment LLC. I would like to borrow & make title of properties under this LLC. After receiving Title of Organization, should I have to get broker license and then apply to NC real estate commissions for having license to LLC? If I want to hire property management company to manage my rental properties then why should I need license to LLC? I am 100% newbie and would like to have advice from professional.
