^^^ I did just that, used recommendations from here, and Google.
"Witness Signs" http://witnessdesigns.com/ was by far the most inexpensive and best looking signs for the price.

They also happened to have lost power, for several days during the ice storm and they overnight rushed my order so it would arrive on the day I needed them!

Great service, and very nice looking signs! :superman:

No, in this market you shouldn't have to put any money down (well, at least in AZ). You will have to indicate an amount of escrow deposit that you will be putting down when/if your contract is accepted (usually within 24 hours of contract acceptance). That amount can vary, but $250-$1000 is pretty standard.

No, you don't have to let the Realtor "know what you are up to", they will know anyway, by making the contract in your name "and/or assigns". It's YOUR contract with the seller, unless the seller already has a clause that they won't allow assignment of their property in the purchase contract.
Just make sure the 'seller' is not a bank, assignment of bank owned properties is rarely allowed, even with all cash deals.
In that case, you could just do a double close, etc.

Get it under contract yourself to "Rodgers and/or assigns".
Then assign it to your investor.

Not sure what you're really looking for......

By assignment of bank owned properties? That typically can't be done unless paying cash. And you're looking to catch up on bills.

I was wondering if anyone has recommendations for places to purchase "I BUY HOUSES" type signs from the internet. I am only in need of about 50, so it would be low volume.

I haven't compared it with anywhere local to me yet, is that something I should do first since I don't need a couple hundred right now?

Suggestions are appreciated!!!

I'll see how it compares to newspaper classifieds that I can get online.

edit: Has this site been around longer than Oct 2006? They state that is when they went live. I am wondering if I was told rents were 6 months old based on before they made a change?
