@Bill Gulley unfortunately my credit won't allow me to find more traditional funding however I have found some private money from one investor who is willing to up his investment amount if I can make a profit on the first deal. I have spoken to other potential investors but they want to see that I can do what I say so at this point I'm left with hard money for this first deal.

keep in mind that when you jack up the floor you can create more problems when you fix one. The biggest is the roof. That movement in the floor transfers through the entire structure and could cause roof leaks.

I am a contractor and I just pulled up a hardwood floor in a kitchen due to a leaking dishwasher. The dishwasher had been leaking for years and no one ever noticed because the water was running between the wood floor and subfloor and because the subfloor soaked up most of the water there was far more damage to it than the oak flooring. Long story short what started out as a simple water leak repair and replace a few pieces of flooring ended up in an entire $15k kitchen redo. The water had damaged all the sub floor under the cabinets and the bottom of the cabinets all of which had to be replaced as well as two floor joist. I have never recommended wood floors in a kitchen. If this customer had tile floor chances it would have shown the water damage much sooner and saved this customer thousands. Around here lowes sells a good neutral 12x12tile for $.45 a square foot which looks good with nearly anything. Hope this helps.

I live in the Birmingham area and have been in construction for the past 20 years. The last 6 years I have been in business for myself helping real estate agents getting houses ready to sell for their clients and I have been helping other flippers Bo their flips. Now I am ready to get out there and do it for myself, and I am terrified. I have a real estate agent and her company helping me and I have a private investor who is willing to provide some gap financing on my first deal and if I am able to make a profit he will provide more financing and I also have the help of another flipper in the area who has been in the business for many years. Even with all that backing me I'm still terrified to take that first step. I am a regular listener to the podcast and am hoping to get plugged into the community here and I am very anxious to make that first deal.

Has anyone used "Do Hard Money.com" for financing? They are listed here on the site and they are the only ones I have found to do hard money lending in Alabama. I have a good area to begin flipping with promising inventory I also have some private money but need additional financing. I was wondering if anyone had used these guys or had any other advice.
