the tenants are on a month to month lease, do I have to give them a reason why I'm given them a 30 or 60 days notice to vacate ?

Help DC investors, I have rented a 3 level row house way below market 1,500$ less to the same tenants for the last 10 years. The property needs updating , do I give them 30 days notice ? Increase their rent and update while they're living in the property ?

Hello, Has anyone closed a loan with B2r finance? I started the loan process 3months ago for a 4 unit ,I've worked with 3 processors to a point I can't get an email response! Please share if you have dealt with them !!
