I got a counter offer from HUD and they want a net amount value for HUD.

if the net amount is 100,000; should I place a bid for $106,383 to cover the seller and the buyers fees (6%)? am I missing any fees?

I been looking for my first rental property and I been having a hard time finding a good deal. I been trying to find houses with cash-on-cash return of 5-10%. Is that to high for the area? what returns are other members getting?

Anyway the houses that I been looking at have some foundation issues. Does any one know how much Ramjack charges per pier in the Greenville SC area? Should I consider a house with foundation issue or stay away?

If any wholesalers in the area have any good properties please contact me.

Have you look into getting a property in Spartanburg? Prices there seem so much better; I haven't been able to find anything in Greenville either. 

I am looking for my first investment property. I am ready to purchase something right now.

i haven't been to any of the REI meeting yet. Like I said that I haven't really done any deals but I have a Venezuelan friend/real state agent and he has done very well with his properties in the upstate. Welcome to Greenville.

Hello- 

My name is Juan, 29 and I live in Greenville. I am a Engineer and I have been married for almost 3 years. I am interested in diversifying my investments. My goal is to have about about $1500-2000 of passive income. 

I believe I already made my first real state investment by chance when I bought my house. I acquired a 4 bedroom 2400 sqft house in foreclosure built in 2007 for $120,000. I put around $10,000 dollars in it and it is now worth $180,000-195,000. Rent in my neighborhood seems to be going for around $1400-1600 a month.  

My wife recently got a job around the Travelers Rest area so we are looking for a place around downtown Greenville. We don't want to spend much, the less the better. We would love to find a place with a basement to make an income suite. 

We are mortgage free and we are looking to purchase a property next year. We are not scared of a fix it upper.

My father built a house from scratch and they also have a rental property. They don't have a lot of experience, but they should be able to provide some help.

I read the ultimate beginners guide to real state investing and have listened to some of the podcast. 

I am looking to meet fellow investors and learn more about real state investment.
