@Anna Laud Thank you as well. I will keep that in mind for the Indy market. I've considered Ohio because I have connections there, but hadn't really looked into Indiana. I do technically have family there, but it isn't a place I visit like Ohio is.

I will send you a message so we can talk more. Thank you for your kind words. I try hard to keep a positive attitude and trust that if I've done my homework, things usually work out in the end. If they don't, there is usually a reason for that as well. 

@Ciji Masser Congrats on getting started! I’m 40, I’m a single mom with 3 kids and became a grandma this year. I also bought my first 2 investment properties this year. It’s never too late to start. I used a cash out refi on my primary to help me get started.

I also paid off all of my debt, freeing up my DTI.

@Sarah Pursell thank you! I did read your profile after I commented and saw you are from the West coast. Welcome to Charleston! I’m glad you’ve found so much to love here. I guess I didn’t realize that the fight for James Island to be it’s own town, resulted in a compromise. lol

When I lived there it was still a constant fight.

I’m in Summerville now, but I have a good bit of family on the island.

@Nathan Barshinger I have 2 LTR properties in Fayetteville. I would say I have the core 3 in place with some connections for the fourth of needed. I’m happy to share their info with you. As mentioned by others, Fayetteville offers a military presence as well as great potential for cash flowing rentals. Appreciation won’t be as fast as other locations, but I think you’ll find that trade off anywhere. My agent specializes in working with investors. @Reid Matthews I would love to connect! Thanks for your response. Yeah, my HOA has a 1 year lease requirement. We had someone who was doing STR that we had to put a stop to. They probably could have gotten away with it if the police weren't getting called all the time. We are also part of the Town of Summerville which also has regulations on them. I would love to hear more about your properties. I will send you a message. Thanks!
