This was an in house project using a hard money loan. This home was smaller and an easier renovation. We opened it up, did an awesome layout and design and sold this 2 bed, 2 bath for the highest comp in the area!
What made you interested in investing in this type of deal?
The numbers worked for a quick fix and flip. This one would also be a great buy and hold because of the area. Perfect for a rental or Airbnb

The seller sold me the house next door. I caved and paid a little more since I had already established a comp.

I updated the home from a rental to a homeowner house. We modernized everything and made it attractive to a homeowner or as a high end rental or Airbnb.

This was a fix and flip that MOOD Homes did for a client. The client already had the house, but we did the layout and design, staging & listing! This is in an area that is up and coming and didn't have many comps. We managed to achieve one of the highest sales prices in the area!
What made you interested in investing in this type of deal?
This client already had this home in a not so great neighborhood. We took on the challenge and achieved great results. Now we have a comp in the area so that we can get revitalizing this area.

The client took care of the acquisition

The client did partial cash and partial hard money lending

Running the comps in the area + adding on the additional work and design that was done to the home.

One of the highest comps in the area! Plus creating a market for other investors to come in and make a profit.

This home was a burn house that we completely remodeled and we added a 1st and 2nd floor addition. We went with a black, white and gold mood for this home and I think it came out fantastic. This was a partnership with a cash investor. MOOD Homes did the acquisition, layout, design, staging and listing for the project.

Possibly didn't need the addition and could've finished the project faster with it.
