First, I appreciate your honest answer.
I have no doubt what you developed after all you developed the method using your experience.
Secondly, for me, the third part is the one that gives me a green light to continue toward the deal, even if the estimate is with a few percent deviation, I want to be effective . It is important for me not to waste the time of others.
And lastly, what would you suggest I do in Part III or how should I act?

Hello everyone, I am looking for a real estate agent to work with in Columbus, Ohio.

Skills & Experience:

1. Work with local and overseas investors

2. experience in turn key or fix and flip deals

3. Know to provide written estimate on SFR renovation

Can anybody recommend me to a good contractor in Columbus, Ohio area that does full rehab on Single Family House?

I would ask that any referrals be from sources you've actually used first hand and not just heard...

Must ones who have worked with investors before

 Columbus is good, but the prices have been inching up a lot. Have you looked at other Ohio cities as well?

Yes I looked at the cities and sub rural around Columbus, like Delaware, Grove City, Reynoldsburg, New Albany and Gahanna

My planning is to find an SFR with $200K and Purchase price + Rehab costs 70% from the ARV.
