Alexander,

No matter what sales price you settle on in the contract, the inspection period is your chance to find any issues that may affect the price you are willing to pay. I've had several transactions lately, representing both buyers and sellers, where the seller responded to the "Buyer Inspection Notice and Seller Response" (aka bin-ser) with an offer of a credit at close of escrow in lieu of repairs. These credits ranged from $1,200 to $4,500 on homes priced between $300,000 and $550,000. So that's your chance to essentially reduce the price to reflect items that need attention.

Sandy, my response just got deleted, but one thing I would recommend is checking out the Homeowners Association rules. Many Scottsdale HOAs are cracking down on STRs. Even neighborhoods without HOAs have the ability to curb STRs, it's just that many don't know that. 30-day rentals are allowed by state law.

I live in a large neighborhood called Grayhawk. Our HOA tried for a long time to get enough signatures to require a minimum 30-day rental. But because they could never get the required signatures (likely due to out of state owners, second home owners, etc.) the update to the CCRs was never approved. So even though neighborhoods have an HOA, STRs may be allowed. A call to the home's HOA is a definite first step to evaluate any STR opportunity. Best of luck!

You owe it to yourself to check out Tru Realty, founded by Realtor/Investor Sarah Richardson. Located at 7373 N. Scottsdale Rd., Suite A100. Sarah was named Broker of the Year last year and Tru was the first brokerage in the Valley to manage a blockchain transaction.

Evolve charges me 10% to manage the bookings and collect payment. Then there is also the credit card fee. Here's an example of a booking this week, the fee due to owner includes a $175 cleaning fee collected from the guest:

Hi, Michael. There are more properties with casitas located in newer built communities in North Scottsdale. But for short-term rental success, or long-term, staying close to central Scottsdale, with all the entertainment, restaurants and sporting events, is a smart move. I just checked the MLS and saw a few properties that might fit your needs and that also fall within your price range. Let me know if you want to know more.

Drew, check out the Scottsdale condo listings under $200,000 for yourself with this search I created for you. I would suggest paying attention to the monthly HOA fees as some are much higher than others.
