Personal preference. LLC will cost you money to form and time and money to keep going every year. Trust provides privacy. Either way you're going to want to have insurance. Adequate insurance eliminates most arguments for an LLC.

There is no need for an LLC. Simply carry adequate insurance. The asset protection gambits are a waste of time and money.

The seller should discontinue his relationship with his REALTOR prior to entering into a contract of sale with you. Otherwise he will be obligated to pay the REALTOR's fees on whatever you pay him.
