Hello BP Community,

My name is Melissa and I live in the Denver metro area.  I'm a new (soon-to-be) investor although I'm narrowing down my buy box including the market and strategy. I'm currently leaning towards a 2-4 unit property and hope to buy this year - aiming for the next 90-120 days, if possible.  If I find a property in the Denver area, I plan to house hack although Denver's price point is a hurdle for me so I'm leaning towards long-distance opportunities.

Locally, I want to network with others who have a shared interest in investing - regardless of the viewpoint you represent (lender, agent, investor, property manager, etc.).

To get the conversation started, adding several questions:

1. If you're local to the Denver area, what is your favorite networking group/meetup and why? Are there any you would avoid?

2. If you have purchased an out of state investment property, what were your biggest lessons learned and were there any surprises during the process? (I'm currently reading David Green's Long-Distance Real Estate Investing book.)

3. What is your favorite real estate resource (i.e., book, podcast/episode, tool, etc.)?
