The good news is, we ended up making a win-win for everyone.

Yes, we’re thinking renegotiation or walk away based on this factor.

The other thing is that the seller did not disclose cracks in the foundation on his Sellers Disclosure sheet.

The loss is that we had not taken into account the realtor fee. 

On another note-according to the realtor, there is a downed tree on the property that we were unaware of aren’t sure if it was already there or if it happened after we got it under contract. The realtor also mentioned that the buyer is planning to have it removed himself. So I don’t think they’re expecting us to fix it.

I have a first time novation contract that I've accepted an offer on and now realizing I'd be 7k in the hole after fees are paid. The seller has refused to come down on price. We finally have an offer that is 10K over what we have it under contract. Before realizing this, we accepted the offer made to us. Should we let the buyer know now or try one last attempt at getting the seller to renegotiate price down 20k? Please help.
