@Skorri Rafn Rafnsson I broker might be your best best.   Make sure they are approved with my different lenders as your scenario gets a little harder with every purchase. 

Yes the lender will pull an name and deed search and they will find your Owner Financed Property.

You should be able to find a 10% second home loan but if you plan on renting it is an investment property.

20% is the normal down payment for an investment loan.  The pricing is much better if you put down 25%.

@Pablo Espin  What kind of condition is the property in? Have you looked into being a non occupant co borrower?

@Jeremy Dockendorf I would reach out to a broker in your area.  10% second home purchases is an pretty standard product.

@Lashanda Gray Yes typically 90% of the purchase price and 100% of the rehab

@Kenneth Gore yes the lender should be able to do a change of circumstance and structure the deal as a seller credit versus a price reduction
