HI @Carolina E. I knew about the probate property before I left for this deployment from my girlfriend who is a CPA/Real Estate Agent. It was part of an estate of being sold. In this one building, there are 7 condos being sold for this estate as package deal for about 425K of I remember right. The gentleman who passed away, never had any beneficiaries named.

One day while we were talking about how my days are going over here overseas, she brought up the subject about the properties and told me that the probate judge stated that the properties are to be sold individually. I asked if I can bid, she said yes, and I ended up putting in an offer that night while we were on the phone. Since then, everything has been smooth with the documents and wiring of the down payment. I'm just waiting for the final documents and the judge to say we're good to go.

You're welcome for the compliment of my service to the country. I live a dual life of service. I have always felt that I need to give back to the country and also the community.

Currently in escrow with an investment property that’s in probate.  This property has been appraised as “average” for $86,300.  It was listed to for 65K.  I bid on the property and was accepted for $66,500.  Currently, I was not able to get traditional financing through my Credit Union that I ALWAYS get financing from whenever I want to get a loan.

I was able to get a personal loan for $40,300 and I am currently getting the rest of the down payment together to close at the end of May or early June.  I am waiting for the probate process to be completed and to be able to finally close and get the keys.  This property has a tenant in place and I will be instantly cash flowing.

By the time I get back from the deployment, I will have this personal loan paid off. When I get back I am looking to see about getting the property appraised and opening a HELOC in order to buy more in the future.

Hello everyone, I am new to all of this. I have been wanting to start buying real estate for passive income for about 4 years now. I didn't know how to get into it. Currently I am deplyed overseas. When I am not busy with my daily tasks, I am reading, and looking to see what my next move is going to be. Just in December, one of my Military buddies referred the BP site to me. I then looked into it and was instantly hooked with the podcasts when the lightbulb turned on. While listening to the podcasts from December 2018 to January 2019, I found a rare deal in Honolulu for a studio that is part of an estate that is currently in probate. I put in a bid for one of the properties and it was accepted!!! By the time I get back from this deployment, I will have this property paid off, and will have positive cash flow from it. I plan to get a HELOC with this property to buy more in the future.
