Yep. Everything has to be in conduit or hard pipe in Chicago. No flex pipe at all. What I say is true! When I tell this to people in other parts of the country they think I'm nuts but this is Chicago.

I'll give you another one. Next year is the first year were allowed to use pvc drain and only in certain circumstances. Up until now you're sewer drain had to be cast iron. CAST IRON. I'm talking about the main stack.

Regular asphalt shingles on a normal pitched roof. 7500. Flat roof is not the same animal. Those can be 30,000 but I'd have to know more about it. If you need a roof in Chicago just DM me.

With no plans and without really seeing it. I would say a half bath is 3500 and three days. This is just for the plumbers. You need a floor walls, a door, electrical. It sounds like you have an existing closet which would resolve most of that. 3500 would be with you providing fixtures. If you go with unlicensed work or owner operators it can be a lot less but you are gambling if you yourself are not very experienced.

Were in a jurisdiction that doesnt allow romex at all but I would nail a running board to the bottom of the joists, staple the romex to that. If its underneath the joists you dont have to worry about anyone walking on it ever.

This is tough to estimate with no plans. COC is not going to change very much from SFH to 4 units. To 8 units you'll see cost come down a lot but again this is a tough one with no plans. I have no idea what size the units are. What you're doing for the outside etc.

For the ADU, with no plans what I can tell you is this.

You have a main sewer drain in the house. Its going to be at ground level..everything above that is draining down the main stack. It hits the ground level and drops into the sewer service pipe at pitch and then drains into the main.

If that ADU is 40 feet from the house you're going to be hacking through concrete in some direction to get outside then from the ADU you have to run sewer drain at a pitch all the way into your house to get to the main service line. Unless where you are allows to run a second drain line to a sewer service. Or an overhead sewer.

This is a really difficult question without a set of plans and a jurisdiction but all in all I would expect you'll pay the same amount that you would for the main sewer and water services to be installed. In Chicago, that's 30k. If you have more detail I can give this a better shot.

Why not just figure out how much it is and then rent the apartment with all utilities included? Increase the rent to cover the utilities.
